Rich Sea International (RSI) has completed a sell down of over 70 properties whilst bouncing around the bottom of a real estate cycle and Magenta Shores is now well positioned and looking towards a bright future. Recently, RSI Development Manager Paul Seisums submitted a development application to Wyong Shire Council for a limited release of 19 land allotments. This is the first time in the history of the project that buyers will be able to purchase dry lots and this allows potential residents and investor’s flexibility never before entertained at Magenta Shores.
Paul mentioned ‘Our next precinct of 19 allotments starts from $399,000, after completing a complex valuation model, this offering represents real value when analysing vacant land sales and our competitors’. On approval, these will be offered to current residents, then golf members and finally the public. Currently he is assembling a masterplan conducive to ‘bouncing around the bottom of a real estate cycle’ and believes he has value added through adding social amenity. He mentioned ‘we are building a social amenity model which becomes the nucleus for the residential component and this includes a multi-purpose, all weather village green. This space will be in synergy with a saltwater beach style lagoon pool, a fitness club, tennis courts and alfresco dining exclusively for residents, members and their guests’. Other projects underway include the upgrading of the entrance to the lifestyle community. Paul said ‘I’m looking to create a real sense of arrival at Magenta and our architects are looking to bring the golf theme to the entrance’.
What is refreshing is RSI are operating with a philosophy of ‘keep it on the coast’. After terminating remaining contracts with ‘out of area’ companies, RSI have recently been through a rigorous Expressions of Interest process and employed/contracted Bannister & Hunter (lead surveyors, civil engineers and subdivision superintendents), Coast Plan (town planners), The Design Partnership (architects) and David Moir Landscapes (landscape architecture). Paul Seisums said ‘the depth of talent on the Central Coast has really come of age and we have contracted the leaders in these fields. We will be utilising local trades and employ local staff ensuring all funds stay on the coast’.
